Below are some of the most common questions asked by new or potential tenants.
  1. What do I do if I’m interested in renting one of your apartments?
  2. The first step to take if you are interested in applying for one of our apartments is to get in touch with our leasing offices either via our Contact page or by calling our Forward Management Administrative Office at (412)254-2424.

    From there, one of our leasing agents will arrange to show you the property you are interested in renting or, if you prefer, get you started right away on the application process. The application process varies depending on where you apply.

    You can also apply online to their neighborhood of your choice by clicking the corresponding link on the APPLY tab of this website.

  3. What is required to apply to rent an apartment:
  4. To rent an apartment in Brentwood the following is required:

    • Two forms of identification (one must be social security card)
    • Proof of income (typically your two most recent pay stubs)
    • $100 application holding fee (goes toward deposit upon approval, refundable if denied)
    • Security deposit of one month’s rent to reserve the apartment

    *We do not accept Section 8 housing.

    To rent an apartment in the city:

    • Application fee of $35 per applicant or cosigner (non-refundable)
    • Two forms of identification (one must be social security card)
    • Full deposit ranging from one to two month’s rent to reserve the apartment

    Other information:

    • All co-signers must also fill out the full application and provide the above mentioned information. A credit/criminal report is processed on them.
    • Any other apartment occupants above the age of 18, even those not listed on the lease, will also need to fill out the full application, provide all documentation, and have a criminal record processed on them also.

  5. How do I pay my application fee?
  6. Application fees can be turned in to our leasing offices.

  7. What happens once I apply for an apartment?
  8. When you apply for an apartment your application is reviewed by a team from Forward Management headed by our Leasing Manager. They will contact you when your application is approved to arrange a timeline for you to move in. The standard application processing period is about 72 hours.

  9. Are your apartments near public transportation?
  10. Our apartments are located conveniently near the city of Pittsburgh and public transportation is easily accessible.

    For those who are new in town and own a smartphone, there is also a transit stop app that can be downloaded for free from the App Store.

  11. Am I allowed to have pets in the apartment?
  12. Our rental units are cats only and there is a two (2) cat maximum. There is an additional fee of $25 per month in Brentwood or the equivalent of half the first month’s rent for properties in Squirrel Hill and Shadyside.

  13. How many months are included in a standard leasing contract?
  14. Our leases typically run from about 9-12 months. Contact us with questions about your leasing options.

  15. What if I need to break my lease?
  16. If for any reason you need to break your leasing contract you must give the company at least 30 days notice. There is a fee of four months rent.

  17. How do I put in a maintenance request?
  18. To place a maintenance request, you may use the contact form online or call our offices at (412)254-2424. Our staff is happy to place a work order and alert our crew to the required repairs.

  19. What do I do if I have a maintenance issue after regular business hours?
  20. We have recently established a maintenance hotline for maintenance emergencies that occur after normal business hours. The number is (412)571-2733. Our offices can also be reached via email: info@forwardmanagementpgh.com.

  21. What do I do if I’m locked out of my apartment?
  22. Call our administrative offices at (412)254-2424. One of our staff will alert maintenance to come let you in. There is a $50 lockout fee.

  23. Where do I pay my rent?
  24. To make paying the rent simple and easy we now have an online payment system called Paylease which you link to from the Pay Online button at the top of this page.
